What does an architect do beyond drawing a floor plan?

An architect helps turn your family’s needs into a home that works: room sizes, privacy, daylight, ventilation, movement and the overall design. The work also includes coordinating the architectural drawings with structural and service requirements. At Bind Builds, we connect this planning with construction. Your written scope explains the drawings, coordination and site reviews included.

How is architect-led construction different from hiring a contractor?

A contractor organises and executes the building work. An architect develops the design and helps coordinate how the spaces, structure and services fit together. Both roles matter. Bind Builds brings design, engineering coordination and construction into one agreed scope, so you have a clearer point of contact. Ask us who handles each responsibility and how often site reviews are included.

Can I visit a previous project or an ongoing construction site?

It is reasonable to want to see the work before deciding. Tell us what you would like to assess: layout, finishes, construction quality or site organisation. We will confirm whether a relevant visit is available, our exact role in that project and its current stage. Visits depend on the owner’s permission, scheduling and site safety. An ongoing site shows work in progress; it is not proof of a completed handover. If a suitable visit is unavailable, we will say so.

Can you share videos and photos of previous projects?

Ask for examples relevant to your home and budget. We will confirm which photographs, walkthroughs or site-progress videos are available to share with permission. Ask us to identify the project, date or stage, and whether our role was design, interiors, coordination or construction. A 3D visual shows design intent; it is not a photograph or video of a completed building. If a requested example is unavailable, we will tell you.

Is Studio Bind’s design portfolio the same as Bind Builds’ construction track record?

No. Studio Bind Architects began as a design practice in 2019; Bind Builds launched as the construction chapter in 2026. A design, interior or site-coordination project should be assessed for that specific role. It should not be presented as a completed Bind Builds turnkey construction project. Ask us to separate completed construction, ongoing work and design-only examples so you can assess the experience relevant to your home.

What can I check if a completed-project visit is not available?

You do not have to decide without evidence. Ask to review relevant available drawings, specifications, site records and photographs with our role clearly identified. Discuss who will supervise your site, the agreed inspection stages, payment milestones, exclusions and how changes will be approved. References can only be shared with permission. These checks help you assess the proposal, but they do not replace a completed-project visit if that is essential to your decision.

Does involving an architect increase my construction budget?

Professional design has a fee, and we explain whether it is included in your proposal or charged separately. Planning early helps you review layouts, materials and priorities before committing to site work, when changes can be more disruptive. We do not promise a fixed percentage saving. Compare the complete design and construction scope, not just the headline square-foot rate.

We have met at site and received a proposal. What happens next?

The next step is a proposal-review conversation, not an immediate commitment. Bring the family members involved in the decision and your main questions. We can go through the area calculation, inclusions, exclusions, specifications, design fee, payment stages and project evidence together. If the budget, timing or scope does not fit, tell us so we can discuss what is feasible. Project-specific design begins only after the scope, fee and advance are agreed.

What if I need more time or am comparing other proposals?

That is completely fine. Tell us whether you are comparing scope, waiting for a family decision, reviewing finances or planning for later. You can ask a specific question or request that follow-ups pause. If you have chosen another team, a short update is enough. When comparing proposals, use the same area, specifications, exclusions and responsibilities so the totals are meaningful.

How much does it cost to build a house in Chennai?

Our published base construction rates start at ₹2,399, ₹2,649 and ₹3,199 per sq.ft for Essential, Elevate and Signature. These are starting points, not a final quote. Built-up area, design, foundations, access, specifications and exclusions affect the total. Share your site and requirements for a project-specific discussion.

Is the rate based on plot area or built-up area?

Construction pricing is based on the agreed measured construction area, not simply your land area. Multiple floors add to the total. Ask how staircases, balconies, stilt parking, headrooms and other spaces are measured; the area statement should be part of the proposal.

What costs should I check outside the package rate?

Check land cost, demolition, approvals and statutory charges, taxes, compound wall and gate, sump, septic tank, utility connections, lift equipment, special foundations, interiors and landscape. Inclusions vary by proposal. Ask for a written inclusion and exclusion schedule before comparing totals.

Why do two builders quote different square-foot rates?

The area basis, materials, allowances, foundation assumptions, site supervision, design scope and excluded work may differ. Compare the same drawings and specification schedule. A lower headline rate can still lead to a higher final spend if important work is outside the quoted scope.

How are payments and changes handled?

The proposal and agreement define the advance, milestones, payment dates and scope. Any change should be documented with its cost and time impact before execution. Ask for the material allowances and variation process during the proposal review.

Do I need CMDA approval or a local-body building permit?

The applicable authority and permissions depend on your site jurisdiction and proposal. Confirm the planning-permission and building-permit route for the plot before work begins; CMDA publishes planning information and links to the approval process.

How many floors can I build? What are the FSI and setbacks?

There is no single answer for every Chennai plot. Road width, plot dimensions, building use, height and the applicable rules affect what is permissible. Have the site assessed against current regulations before committing to a floor count or buying a standard plan.

What site details should I share first?

Start with your location, plot dimensions, road width, orientation and desired use. For the site and approval review, the team will explain which ownership, survey and existing-approval documents apply to your case. Share sensitive property documents directly with the team when needed, not in the website enquiry.

How long will approval take?

The route and review requirements vary by site and proposal. Document readiness and any required clearances also matter. Ask for an assessment for your plot; a universal approval deadline would be misleading.

Can you help with an old house demolition and rebuild?

Discuss the existing building, access, neighbouring properties and services at the first meeting. Demolition needs its own scope, permissions where applicable and a safe sequence. Its cost and responsibilities should be confirmed separately before work is scheduled.

Why is soil investigation important?

Ground conditions inform foundation design. A geotechnical investigation and structural review help the engineering team select an appropriate solution for the proposed building. Foundation assumptions should be checked before treating a base construction rate as a final project cost.

How do you approach Chennai rain, drainage and waterproofing?

We discuss site levels, surrounding drainage, roof falls, wet areas and waterproofing details during planning. The solution should suit the actual site and be coordinated with structural and services design. Ask which waterproofing works, tests and maintenance obligations are included in the agreement.

Can the design help with Chennai heat and ventilation?

Orientation, shading, window placement, cross-ventilation and roof treatment can improve comfort. We review these with your privacy, room layout and budget. The right approach depends on your plot and surrounding buildings.

Can you consider Vastu on a small or narrow plot?

Share your Vastu priorities before planning starts. We discuss them alongside daylight, ventilation, circulation, structure and the applicable rules. Where the plot creates a conflict, the design conversation should make the trade-offs clear.

Can I plan for rental units or future floors?

Tell us at the start. Separate access, parking, services, privacy and structural provision need early coordination. Any future addition remains subject to structural assessment and the permissions applicable when it is proposed.

What quality checks should I expect?

Ask for the inspection and documentation scope: checking drawings against site work, reviewing reinforcement before concrete, material verification and agreed service or waterproofing tests. Your project proposal should define supervision responsibilities, review stages and handover checks.

How long does construction take?

The schedule depends on area, floors, complexity, access, approvals, weather and decision timelines. After the design and scope are defined, we discuss a stage-based programme. Design, approvals and site preparation need to be considered alongside the construction duration.

I already have drawings. Can we discuss construction?

Yes. Share the status of the architectural, structural and services drawings and any approvals. We will discuss what can be used and what needs coordination or review before a construction proposal can be finalised.

Can I coordinate the project while living outside Chennai?

Tell us where you are based and who can represent you locally. We can discuss a communication routine, decision approvals and site-update format. The frequency of visits, reports and meetings should be agreed in your project scope.

How are Bind Builds and Studio Bind Architects connected?

Studio Bind Architects began in 2019 as a design practice. Bind Builds is the construction chapter launched in 2026, led by Ar. Parthiban Moorthy. When reviewing our work, we explain the role and project status so design experience, site coordination and completed construction are clearly understood.

What happens after I send my project brief?

The brief opens as a draft in WhatsApp or your email app for you to review and send. The team can then discuss your requirements, site readiness, budget and next step. Sending a brief does not book an appointment or commit you to a design or construction agreement.
